How we provide Property Maintenance

Employing our own caretakers allows us to focus on the service we provide for property maintenance. Your dedicated caretaker will be responsible for all the day to day maintenance of the building, taking care of everything from window cleaning to minor repairs, which means jobs that aren’t specific to a cleaner or gardener won’t be ignored for months on end. If a minor repair is required, our caretakers will be able to fix the issue there and then for a fraction of the cost of what the minimum call out charge would be for a specific tradesman.

Our caretaker vehicles and mobile devices are tracked in real time therefore we know that all properties are being visited and that adequate time is being spent on each block resolving a major concern of freeholder landlords and leasehold tenants combined. We have a combination of one and two man teams that are all health and safety trained, some having additional qualifications such as a working at heights certification, asbestos awareness and manual handling. A pre-works report is created for every building prior to the management takeover date by our operations manager, who will assess what is required for the building and what caretaker/s depending on their skills will be assigned to manage the building.

From the date we gain access to your building, Parkfords Property Management’s reactive caretakers will have an instant impact in regards to the maintenance of the building, bringing even the most neglected of buildings up to our standards. Once this has been achieved a proactive program of works will be followed in order to keep the block in order. At Parkfords Property Management we understand that proactive maintenance of buildings lead to less reactive maintenance requirements, therefore over a sustained period of time saving on the cost of annual service charge incurred.

Other aspects of our property maintenance division include:

  • Supervision of major works requiring section 20 notices
  • Emergency repairs
  • Periodic property inspections in order to determine high standards are being maintained
  • Waste clearance
  • Rapid response to assist blocks that have been subject to criminal damage such as vandalism.
